Heading

What is Auto-Protect and how does it work?

For Managers

Auto-Protect automatically enrolls new tenants in SafeLease coverage unless they opt out with their own insurance. This ensures 100% compliance and maximizes enrollment rates without additional sales effort from your team.

Auto-Protect

How do I file a claim?

For Tenants

To file a claim, visit tenant.safelease.com and create an account. You must notify the storage facility, take photos, protect your property from further damage, keep your lock and damaged property, call police and obtain a report (for burglary), and be prepared to provide proof of value.

Claims Process

What evidence do I need for a burglary claim?

For Tenants

Evidence of forced entry and a police report are required to file a burglary claim. You must show that someone broke into your unit by force. Keep your damaged lock and any other evidence of the break-in.

Claims Process

What happens if I don't have receipts for damaged items?

For Tenants

While sales receipts are the best proof of value, you can also use photos of the items, credit card statements, bank records, or other documentation that shows you owned the items and their approximate value.

Claims Process

How do I help tenants who want to file a claim?

For Managers

Direct tenants to tenant.safelease.com to file claims online, or provide SafeLease contact information at 855.657.2338. Do NOT get involved in claim details or coverage decisions - your role is to provide contact information only.

Claims Process

What notifications does SafeLease send to tenants?

For Managers

SafeLease handles tenant notifications including enrollment confirmations, billing notifications, policy expiration reminders, and claims-related communications. You can track notifications through the unit-level data section.

Communication

What is covered with SafeLease Tenant Protection / Tenant Insurance?

For Tenants

SafeLease offers Tenant Protection Plans and Tenant Insurance with different structures but similar protections for stored belongings, typically including burglary, fire, water damage (including mold and mildew), building collapse (including weight of snow/ice or windstorm), vandalism, and rodent/vermin damage. See your specific policy documentation for complete coverage details.

Coverage Details

What is NOT covered by SafeLease protection plans?

For Tenants

Coverage typically does NOT include: flood or surface water damage, mysterious disappearance, wear and tear, atmospheric conditions, earthquake, war, intentional loss, and theft without evidence of forced entry. Some coverages like rodent/vermin and mold/mildew may have sublimits.

Coverage Details

What does the $100 deductible mean and when is it waived?

For Tenants

You're responsible for a $100 per-claim deductible for all coverage levels. The deductible is waived for burglary claims when you use a cylinder lock, disc padlock, or smart lock on your unit.

Coverage Details

Does water damage include flood damage?

For Tenants

No, water damage coverage does not extend to damage caused by flood or surface water. Regular water damage from sources like burst pipes may be covered, but flood damage is specifically excluded.

Coverage Details

Why do I need to use a cylinder or disc padlock?

For Tenants

Using a cylinder lock, disc padlock, or smart lock waives the $100 deductible for burglary claims. This type of lock provides better security and shows evidence of forced entry, which is required to file a burglary claim.

Coverage Details

How is my coverage billed?

For Tenants

Coverage is priced monthly and included in your total rental fee. The coverage fee is added to your monthly storage rent payment, so you pay everything together in one bill.

Enrollment & Billing

How do I check which units have Tenant Protection / Tenant Insurance?

For Managers

Access the SafeLease app at app.safelease.com and navigate to the unit-level data section. You can see which units are enrolled, which have opted out, and track enrollment status.

Facility Manager Tools

How do I track enrollment performance and revenue?

For Managers

Monitor enrollment metrics through the SafeLease app dashboard, which shows overall enrollment rate, monthly trends, opt-out rates, and unit-level status. The dashboard also provides revenue data.

Performance Tracking

What happens if I already have insurance coverage?

For Tenants

You can opt out of SafeLease coverage by providing proof of your own insurance that covers stored belongings. To opt out, visit tenant.safelease.com.

Private Insurance Options

How do I upload a private insurance policy for a tenant?

For Managers

In the SafeLease app: 1) Go to the Compliance tab, 2) Select 'Upload Private Policy' and choose the facility, 3) Select the unit from the dropdown, 4) Enter tenant and policy information, 5) Upload the policy document, 6) Submit for review.

Private Insurance Options

Can I opt out multiple units for the same tenant?

For Managers

Yes, if a tenant rents multiple units and has one insurance policy covering all stored belongings, you can use that single policy to opt out multiple units. During the upload process, you'll be able to select all applicable units.

Private Insurance Options

What happens when a tenant's private insurance expires?

For Managers

SafeLease automatically monitors private policy expiration dates and sends renewal reminders to tenants 30 days before expiration. If a policy expires and isn't renewed, the tenant will be automatically enrolled in SafeLease coverage.

Private Insurance Options

How do I help tenants who want to opt out with their own insurance?

For Managers

Direct tenants to tenant.safelease.com to upload their insurance policy. If they need assistance, you can help upload their policy through the SafeLease app Compliance tab.

Private Insurance Options

What is Tenant Protection / Tenant Insurance and do I need it?

For Tenants

SafeLease Tenant Protection / Tenant Insurance is designed to protect your stored belongings while they're in your storage unit. While your storage facility may require some form of coverage, participation in SafeLease coverage is not required to rent storage space. You can use your own qualifying insurance policy that covers stored belongings instead.

What are the different coverage levels available?

For Tenants

SafeLease offers three coverage levels: $2,000, $3,000, and $5,000. Plans are priced monthly and included in your total rental fee. Coverage levels may vary by store location.

How does SafeLease help reduce my workload?

For Managers

SafeLease's automated program management results in 80%+ tenant participation with less work for managers. The system handles automated enrollment, billing integration, and claims processing.

Program Benefits

How does coverage help prevent disputes with tenants?

For Managers

SafeLease coverage removes facility managers from being in the middle of tenant disputes about damaged or stolen belongings. Instead of arguing about liability, you can direct them to file a claim with SafeLease.

Program Benefits

What should I tell tenants about SafeLease coverage?

For Managers

Focus on key benefits: affordable coverage specifically designed for storage customers, more convenient than extending home insurance, claims handled by experts who understand self-storage, and billed with monthly rent for convenience.
