The Pilot

Prior to working with SafeLease, this operator had no tenant protection program. They weren't convinced their tenants would pay for coverage, especially at Class A facilities where rents were already premium. Rather than commit the full portfolio, they started with a two-facility pilot on Auto-Protect New (automatic enrollment for new move-ins) in late 2023.

The Rollout

Within weeks, the pilot proved the model. In January 2024, the team activated automatic enrollment across all locations. Every tenant was automatically enrolled at move-in. They started at $12/month and increased the rate to $15/month in early 2025 with no impact on enrollment.

The Results

Enrollment reached 77% the moment automatic enrollment went live and has held at 76% across the portfolio for over two years. Among tenants who've been in their units for 3+ years, enrollment is even higher at 80%. The program runs with no ongoing operational effort from the team.
